Most people who want to flip houses never even start, not because they're lazy, but because they don't have the blueprint. Well, that changes today. If you give me five minutes, I'll give you real world flipping strategies that actually work. No fluff, no theories, no gatekeeping, just real how-to information for you to apply today. Welcome back to Demo, to Dollars, your no BS flipping playbook. One tip at a time. When most people dream about flipping houses, they imagine the Chip and Joanna Gaines version knocking down walls, rebuilding kitchens, changing floor plans, adding square footage or creating a showpiece that makes for good television. But in the real world it's a recipe for financial disaster. If you're new at this, the strategy you choose in those first few deals will make you or break you. Here's the truth. Your early flips aren't about swinging for the fences. They're about hitting singles and doubles Steady, controlled wins that build your skills, your team and your confidence. I always tell beginners stick with cosmetic rehabs Carpet paint, maybe new fixtures and flooring. These projects are straightforward, they're easier to budget and they're far less likely to blow up in your face. As one mentor of mine used to say carpet and paint brain surgery at eight. You don't need to be a master contractor to pull these off. The flips that crush new investors are the ones with hidden problems foundation issues, fire damage, major mold or properties that need extensive permitting. Those projects will drain your budget, chew up your timeline and crush your spirit. I've seen more than a few new flippers wipe out their profits or, worse, take a loss because they thought they could tackle a fun house with major structural problems before they even knew how to manage a contract.
Ed Mathews:Cosmetic flips, on the other hand, are predictable. You can walk in, make it clean and safe, rip out old carpet, throw on fresh paint, update the light fixtures, faucets and countertops and create a transformation that buyers will pay for. The beauty is that these projects teach you the fundamentals how to scope a job, how to hire and manage contractors, how to run your numbers and how to keep a project moving on schedule. You'll make mistakes, without a doubt, but they'll be smaller, less expensive and easier to recover from. Another huge advantage is speed. A cosmetic rehab might take you four to six weeks. Compare that to a heavy gut job that could drag on for six months or more. The faster you get in and out, the faster you learn and the faster you put money in your pocket.
Ed Mathews:Those early wins really matter. They build momentum. So if you're just starting out, fight the temptation to take on the big, dramatic flip. Stick to the simple ones. Hit that single, maybe a double. Rack up some easy wins, learn the game and then, once you've built up real experience and a trustworthy team, you can step into the bigger projects with confidence.
